UpKeep is a CMMS built for the phone in a technician's pocket. Maintenance and facilities teams in manufacturing, property management, hotels and warehouses use it to take work requests, schedule preventive maintenance, log time and parts, and keep an asset history. It makes the work easy to record. It does less to help a busy manager answer "where is our time going?" without building a report first.
Agentic CMMS gives your UpKeep account an MCP server. A manager can ask Claude or ChatGPT about requests, work orders and parts in a sentence, and a technician can log work by voice through the agent on their phone. You connect UpKeep once on the Connect page. The keys are checked against UpKeep before they are saved and are never shown to the agent.
What your AI agent can do with UpKeep
- Clear the request queue. "Show the work requests submitted this week, grouped by location, with the oldest first." The agent shows who asked, what they reported and how long it has waited.
- Turn a request into work. "Approve the request about the broken freezer door at Store 12 and assign it to the refrigeration team for tomorrow."
- Plan preventive maintenance. "Which preventive maintenance work orders are due next week, and who is assigned to each?"
- Find the busiest assets. "Which five assets had the most reactive work orders in the last 90 days, and how many labour hours did they take?"
- Keep parts in stock. "Which parts are below their minimum quantity, and who is the vendor for each?" The agent compares stock with each minimum.
- Log work by voice. "Add 1.5 hours to the compressor work order and note that the drain valve was replaced."
- Read an asset's history. "What has been done to Rooftop Unit 4 since January, and what did it cost in parts?"
UpKeep with your other systems
UpKeep records the maintenance. Your sensors, purchasing and rosters hold the rest. Connect them and one question can use all of it:
- Open an UpKeep work order when Augury reports a developing fault on a motor, with the diagnosis in the description.
- Create a purchase request in Procurify for every UpKeep part that has fallen below its minimum.
- Check the Deputy roster before you assign tomorrow's preventive maintenance, so work goes to someone on shift.
- Find the service manual in Google Drive and add its link to the asset's open work orders.
Answers for small, busy teams
Many UpKeep teams have no planner and no reliability engineer. The maintenance manager does both, between jobs. An agent gives that person a quick way to ask and act, and a clear answer before the next job starts. Each user approves their own agent, owners and admins choose which roles may use each tool, and every call is written to the activity log.
