Fiix is the cloud CMMS that maintenance teams use to plan work, track assets and keep spare parts in stock. It holds the answers to most questions a maintenance manager asks in a day: what is overdue, what broke last week, which parts are running low. Getting those answers usually means clicking through screens and exporting reports.
Agentic CMMS turns your Fiix site into an MCP server. Claude, ChatGPT and the other AI agents your team uses can read and update Fiix in plain language, with the same rules you already apply to people. Connect your Fiix API keys once on the Connect page; we check them against your site before anything is saved.
What your AI agent can do with Fiix
- Find work, fast. "Show me every open work order on Line 3 that's assigned to me." The agent filters by status, site, asset and assignee.
- Create and update work orders. "Open a work order for a leaking seal on Pump 7 and assign it to Sam." New work orders get your default open status and site.
- Close the loop on tasks. "Mark the lubrication tasks on WO-2431 as done and add the parts I used."
- Log meter readings and asset events. "Record 4,312 running hours on Compressor A-1."
- Check stock before you start. "Do we have two drive belts for the C-3 conveyor, and which storeroom are they in?"
- Review preventive maintenance. "Which scheduled maintenance jobs are due in the next fortnight?"
- Pull files and manuals. "Attach this inspection report to the work order" or "Fetch the wiring diagram on file for Press P-12."
- Change many records at once. Batch tools apply up to 25 changes in one Fiix call.
There are 34 Fiix tools in total, checked against every section of the Fiix API. Advanced tools let an approved agent run any Fiix query or remote procedure, with destructive actions clearly marked.
Fiix with your other systems
Fiix knows what was done to an asset. Your other systems know what it cost and why it matters. Connect them side by side and one question can use both:
- Add contractor bills from Xero or QuickBooks Online to Fiix labour and parts for the true cost of an asset.
- Let readings from AVEVA PI System open a Fiix work order before a failure, with the trend attached as evidence.
- Attach the current lockout procedure from Microsoft SharePoint to every open job on an asset.
- Copy the part list of a work order into a Coupa requisition, ready for approval.
Built for how Fiix really behaves
The Fiix tools were built and tested against the real Fiix API. They name every field they need, work within its query rules, and respect its limit of five calls at a time. Each teammate can be linked to their own Fiix user, so the work requests and meter readings an agent creates carry the right name. Owners and admins choose which roles may use each Fiix tool, and every call is written to the activity log.
